The Arlberg area is known as the cradle of alpine skiing, as the first ski club in the Alps was founded here and Austria's first cable car dedicated exclusively to winter sports was built. With 88 lifts, 305 km of beautifully groomed pistes and 200 km of deep snow runs, the Arlberg ski resort is currently the largest continuous ski resort in Austria and the fifth largest in the world.

The project is located in Pettneu, a quiet and cozy village, near St. Anton, in the ecologically clean historical state of Tyrol in the Republic of Austria, in the mountains, at an altitude of 1, 500 meters above sea level. The main part of Tyrol's territory is located in Austria, bordering Germany and Switzerland. A small part of it is part of Italy and is called South Tyrol.

Within walking distance is a ski resort with 6 slopes of varying difficulty and 4 ski lifts, as well as a large number of restaurants, hotels, shops and all the necessary infrastructure for a comfortable life

A plot of land of 858.0 sq. meters in a quiet, sunny location with panoramic views offers enough space for the construction of a small hotel of about 3000 m in a traditional alpine style. The hotel is planned to have 50 standard rooms. On the ground floor there will be a restaurant with 100 seats, as well as a Reception area. On the ground floor there will be a SPA area with a thermal pool, jacuzzi, as well as a sauna and hammam.

Construction time – 24 months

To implement the project, investments in the amount of 8, 793, 400 euros are required, including 794, 000 euros - the cost of the land plot, 7, 200, 000 euros - construction costs within 12 months.

We will prepare all necessary permits and carry out all necessary approvals with government authorities.

The project will be delivered to the investor on a turnkey basis, fully equipped with the necessary equipment, furniture and appliances, ready for operation.

The investor will also receive a permanent residence permit in the European Union, followed by citizenship.

The market value of this project upon completion of construction will be from 12, 000, 000 euros, thus the potential investor profit will be from 67%.

The duration of the ski season in Arlergue is 5 months a year. The cost of staying at the hotel starts from 250 euros per day, in the summer season from 120 euros per day. The planned annual revenue of the hotel will be 2, 500, 000 euros
